This is what's always included: A Team that actually lives here
Korte samenvatting
There is a version of booking a vacation rental where you fill out a form, receive a key code, and figure out the rest on your own. And then there is the version where someone who lives here; who ate at that restaurant last Thursday, who knows your housekeeper, who drove that road last week, is the first call you make.
That second version is what St. Martin Sotheby's International Realty has been doing since 1999. Not as a remote platform. Not as a booking engine. As a team that is physically, genuinely here.
Two islands, one destination
Most visitors miss half of it
St. Martin is split between two countries. The northern French side, Saint-Martin, moves at a different pace and is home to Grand Case, a narrow seaside village widely considered the gastronomic capital of the Caribbean. Marigot, the French capital, has an open-air market and a harbor that feels closer to Brittany than the tropics.
The Dutch side, Sint Maarten, is louder, faster, and entirely its own thing: duty-free shopping in Philipsburg, a marina scene in Simpson Bay, and Maho Beach, where commercial jets from Princess Juliana Airport clear the sand at rooftop level. Worth seeing once, ideally before the tour groups arrive.
Most guests get one side of the island by accident and leave thinking they've seen St. Martin/St. Maarten. Our team makes sure that doesn't happen.
The Difference Between a Reservation and a Relationship
When our concierge recommends a restaurant in Grand Case, we are not reading off a review site. We are calling ahead to a chef we know, for a table that actually means something. Visitors who walk in cold on a Saturday in peak season wait an hour. Guests who came through us generally do not.
This is what on-island relationships look like in practice. It applies to knowing which stretch of beach is calm on a given week and which has boat traffic. None of this is on a website. It lives in the people who actually work here.
Arrivals that feel like arrivals
A villa prepared by someone who drove there that morning is not the same as one turned over remotely, our housekeeping team knows the properties. The welcome basket waiting when you land is not a generic gift from a warehouse; it reflects what grows here and what people actually want after a long flight.
Airport transfers are arranged by people who know where your Villa is located, a driver making sure you arrive at the right one. It sounds like a small thing until you're standing at the wrong location.
The Add-Ons are better
Private chef, in-villa spa treatment, yoga overlooking the water — these are available through our concierge, and they are genuinely good. The reason they are good is that we know the practitioners. We know which private chef trained in France and which one specializes in Caribbean market cooking. We match guests to the right fit, not just the next available slot.
St. Martin Sotheby's International Realty is part of the Sotheby's global network, which brings the reach, the credibility, and the marketing infrastructure of one of the most recognized names in luxury real estate. Our offices are in Cupecoy on the Dutch side and Bellevue on the French side. Our team is on the island when you land, when you need something at 11 p.m., and when you want a genuine answer about where to have lunch on a Wednesday.
